Tysons Corner is home to 2 of the largest malls in our area, the Tysons Corner Center Mall and Tysons Galleria.
The Tysons Corner Center Mall or Tysons I is a large mall in the heart of Tysons Corner, Virginia. It boasts a staggering 2,207,342 total square feet of space, which makes it the largest shopping venue in the Washington DC area, and one of the top ten in the US. In 2008, the mall produced more than $841 million in sales.
Located at 1961 Chain Bridge Road in McLean, some of the mall’s largest tenants include a 16 screen AMC Theatre, a 4 level Bloomingdale’s (255,888 square feet), Macy’s (237,076 square feet), Nordstrom (200,000 square feet) , Lord & Taylor (119,500 square feet), and LL Bean (75,778 square feet). Since I’m originally from New England, where LL Bean has deep roots, it makes me feel like home to have an LL Bean store in my backyard.
Across Route 123 at 2001 International Drive in McLean sits the 3 story Tysons Galleria or Tysons II. Built in 1988, Tysons II features 100 retail stores and a total of 820,000 gross leasable space. The mall is anchored by a Neiman Marcus, Saks Fifth Avenue, and Macys.
In the beginning, Tysons II was intended to be an upscale version of Tysons I, but a slow down in the economy in the late 1980′s forced some of the plans to be scaled back. That resulted in fewer high-end anchors in very large stores and a broader mix of upscale boutiques. Despite the change in plans, the mall has attracted a variety of high-end retailers such as Burberry, Cartier, and Chanel. There are also a wide selection of small sought after boutiques like Eileen Fisher, Lacoste, Stuart Weitzman, and Thomas Pink. I have a soft spot for high end linens so, the Emissary linen store is a personal favorite.
Another New England favorite that has grown beyond the northeast is Legal Seafood, which can be found at Tysons Galleria. Legal Seafood is one of several restaurants that occupy multiple levels. If you’re meeting someone at Legal Seafood, be sure to confirm the level where you’ll meet up. Both malls also have a Macys store, so pin down the exact mall location if you are meeting someone at Macys. On more than one occasion I’ve mixed up plans over a failure to be very specific about location, and with the crowds that the Tysons Corner mall attracts, moving from 1 mall to another takes time.
The mall also offers valet parking and other services to attract high end buyers. There’s a Ritz Carlton hotel that connects with the mall, and a Palm Restaurant sits within walking distance.
Both malls sit in Fairfax County and serve a population of 2.1 million in 842,531 households. According to the market profile by Macerich, the owner of Tysons Corner Center Mall, within a 5 mile radius of Tysons I & II, the 88,279 households have an average household income of $149,626.
The Tysons Corner Mall is owned by Macerich and Tysons II is owned by General Growth Properties. Both companies offer detailed demographic information about the area near the mall.
